Looking At Investment Property As Retirement Income

Question: When you retire, will you have enough monthly income so that you can enjoy approximately the same quality of living that you are enjoying now?

 If not, are you concerned about this?

 If you currently have some EQUITY in the home that you are currently living in, I may be able to help you receive some extra monthly income, which could benefit you when you retire.


 

At the time that I am writing this post, there are eight properties FOR SALE in the Santa Clarita Valley which are priced under $200,000 (you can view them HERE ... this list will update automatically as other properties come up For Sale in Santa Clarita, under $200K).

 If you could pull $30,000 from your home equity, and put that down on a $200,000 condo, your loan amount would be $170,000. At today's current interest rate of approximately 4%, a 30 year mortgage note would cost you approximately $812.00 per month. Add on to that the HOA fees of anywhere from $175 - $300 per month, and your cost to own this condo would be approximately $987 - $1115 per month.

Now consider the fact that you could rent this condo out from approximately $1500 - $2000 per month, depending on the condition of the unit you own and depending on the neighborhood that the property is located in. This would mean a monthly profit to you, and of course, the more money you can put as a down-payment on the property, the larger the monthly profit you would receive.

If you look at owning a rental property for the long haul, you can see where this monthly income could help you as retirement income ... and the more properties you are able to own the more monthly income you will receive!

 Not many of us have retirement packages that will give us the same monthly income that we are experiencing while we are working, and so it is my desire to help you figure out a way to gain some extra monthly income for those fast approaching retirement years.

Of course there are issues that can arise for landlords, but when looking at what banks have been offering in the way of 'interest' on our hard earned money for the past few years, and when hearing about people's losses in the stock markets, I am still of the belief that real estate can be a good investment.
